Understanding your policy: replacement cost vs. actual cash value
Replacement cost coverage
Generally bases covered replacement costs on comparable materials at current prices, subject to your deductible, policy limits, and other terms. Some payments may be released after work is completed.
Actual cash value coverage
Generally subtracts depreciation for age and condition from the covered value. Your deductible and any amount not covered by the policy remain your responsibility.
